<h4>Tendering</h4>
<p>After receiving valuable feedback that our quotes weren&#8217;t broken down enough, our estimator, Tom Sharpe, created a new excel system for us. This creates the opportunity to break down our costs, representing our thoughts and showing our summaries behind a job.</p>
<p>Being adaptable in this way will be good for our clients in the long run. It helps them understand our costs more and will more likely choose to work with us.</p>
<p>Over the years, our way of estimating has changed drastically; to help with simplifying and removing time constraints for us, ensuring we have touched every basis.</p>
<p>As stated in previous articles, estimating can be very time consuming. Removing this hurdle will do wonders for Bryair.</p>

<h4>Maintenance</h4>
<p>At Bryair, we like to keep our clients regularly satisfied. Whether this is during our on-site work with high-quality service or checking up on past jobs and clients for maintenance checks.</p>
<p>Maintenance represents a new sector of Bryair&#8217;s workforce, starting recently. We use it to prevent the degradation of systems. It shows how we are always on top of our services and clients can rely on us.</p>
<p>While it is important to provide a high-quality service when on-site, it matters just as much to be there for our clients if there are any problems.</p>

<h4>Social Media / Website</h4>
<p>Social media has proved to have had a huge influence on deciding the new trends and what companies get exposure in recent years. As a company, we felt it was important to join the social media and blog band wagon.</p>
<p>Bryair has dipped its toes into the LinkedIn and <a href="https://www.tiktok.com/@bryairmechanical?lang=en-GB">TikTok</a> world, with new videos that introduce our team and show the work we do on a regular basis. With this behind-the-scenes exclusive, we are seeing a more diverse audience, young and older. Due to this we are able to connect with different companies through these sites.</p>
<p>Our website is a version of this. In detail, we can describe the jobs we are working on, our values, morals in M&amp;E services, the way we work and the hard-work being every job. It is a nice addition to our formal site.</p>

<h4>Final Remarks</h4>
<p>Overall, Bryair is continuing to improve by adapting the way we work and staying in line with how the industry is changing. Whether it&#8217;s improving our tendering process to be clearer and more efficient, introducing maintenance to stay connected with our clients or building our presence through social media and our website. We are always looking for new ways to move forward.</p>
<p>It shows that we are not standing still as a company. We are willing to learn, develop and put in the effort to improve how we operate day to day. This is not only because it helps us secure more work but also builds trust with our clients and gives them a better understanding of who we are and how we work.</p>

<h4>MVHR &#8211; Heat Recovery</h4>
<p>For various reasons, our company likes to push their clients to using this system for ventilation.</p>
<p>Without a MVHR for heat recovery, warm indoor air will eventually go stale. Most people will open a window and fresh outdoor air will come in. In this situation without the MVHR, you are losing potential energy.</p>
<p>With an MVHR, the system first extracts air from inside while drawing in fresh cold air from the outside, or vice versa. Then, the air passes through the MVHR, ultimately heating or cooling it. In this way, we recycle the energy.</p>
<p>The filtered air that comes from the MVHR not only reduces pollutants, allergens and CO2 build-up, but also helps improve well-being and productivity within your office space and working environment. As a result, it&#8217;s a win-win for both us and you!</p>

<h4>VRF Systems</h4>

They are able to heat or cool specific areas within a building. This means that we can avoid needing to activate an entire system. Everything is controlled from the BMS.</p>
<p>Therefore, VRF are able to reuse energy internally instead. VRF&#8217;s can heat one room and use the subsequently extracted cold air to cool another room.</p>
<p>This reduces energy consumption and cuts down heating demand. VRF&#8217;s have a lower carbon footprint and use less energy making them more efficient.</p>
<p>&nbsp;</p>
<h4>PIR&#8217;s</h4>
<p>In mechanical service fit outs, we use PIRs (Passive Infrared sensors). They efficiently detect heat and movement.</p>
<p>In our companies case, they are useful for sustainable lighting, HVAC and water control. PIRs activate when they detect movement (someone walking into a room) and turn off after a period with no detection (when someone has left the room).</p>
<p>This prevents unnecessary energy use. With systems turning on and off automatically.</p>

<h4>Final remarks</h4>
<p>As a result, companies like ours focus on sustainability install scores. This includes installation quality &amp; commissioning, energy efficiency performance with BREEAM, water efficiency and more. Our sector factors in how well services have been installed and its efficiency.</p>
<p>Overall, sustainability is a key part of what we do as a mechanical services company. Systems like MVHR, VRF and PIR controls help us reduce energy use. They effectively improve efficiency and create better environments for building users.</p>
<p>By focusing on both design and the quality of installation and commissioning, we can achieve strong sustainability install scores in line with standards like BREEAM.</p>
<p>Overall, it&#8217;s about making sure our services are efficient, practical and environmentally responsible, so we can continue to deliver high-quality projects while supporting a more sustainable future.</p>

<p>At Bryair Mechanical, 2026 has started off with a bang. Since January, everyone has been busy managing projects and estimating for potential upcoming jobs. <h4>The Old Dairy</h4>
<p>The Old Dairy is otherwise known as Vice Media&#8217;s &#8216;stomping ground&#8217;. It was a building our director did mechanical services for as a project manager. This was back when he was working at Focus Airside. Now, Bryair has returned to The Old Dairy. This is under Shaun Walker as a project manager and our new client, Quarter Back.</p>
<p>This is a huge job including works to the ground, first, second and third floor. Various strip outs and new mechanical installations to suit the new layout can be found across the floor. It is representative of how impressive our previous design and install was. It allows other companies to trust in our good work. Furthermore, we strive to give a good impression to new and existing clients.</p>
<p>We have been given the space to flourish within these big and bright offices.</p>

<h4>Breakspear Park</h4>
<p>Lead by our project manager, Daniel Bryers, alongside one of our long term clients, Epiphany. Bryair has been able to work on <a href="https://www.breakspearpark.com/the-park/overview/#:~:text=Developed%20for%20people%2C%20built%20for,Park%20Life%20mobile%20App">Breakspear Park&#8217;s</a> (BSP) premier office campus at Hemel Hampstead.</p>
<p>Our team previously worked on suites E&amp;F located within this building. We had the chance to prove our commitment to a project and showcase our quality services. Then we were able to move our workforce to suites 3a and 3b. With time we are seeing expansion to further suites.</p>
<p>We were able to strip out and install new on show parts. It emphasises the need to pay attention to detail when installing our mechanical services. Nothing can be hidden, stressing perfection. Suites 3a and 3b underwent subsequent mechanical service additions and public health.</p>
<p>What makes this job additionally notable is <a href="https://www.thesun.co.uk/sport/31003503/anthony-joshua-150-million-property/#:~:text=AJ%2C%2034%2C%20paid%20%C2%A330million%20for%20Breakspear%20Business,has%20backed%20a%20number%20of%20start%2Dup%20businesses">Anthony Joshua&#8217;s</a> involvement in the building. For £30 million Anthony Joshua acquired BSP to &#8216;grow his property investment portfolio&#8217;, this boosts Breakspear Park&#8217;s importance as a building, therefore making our work there a priority. Within BSP you will find a &#8216;150-cover restaurant, new fitness studio and coffee shop&#8217;. Representing the sheer size of the building.</p>

<h4>Teikyo School</h4>
<p><a href="https://teikyo-london-uk.teikyo.jp/english/">Teikyo School</a> is a Japanese international school located in Wexham. It educates 59 students between 15-18 years old. Founded in 1989. Teikyo School is unique, with a set for Hagrid&#8217;s hut in Harry Potter. It makes this job important for our company. This is due to having not experiencing an opportunity like this one regularly.</p>
<p><a href="https://www.cityaxis.co.uk/">CityAxis</a> has been delivering excellent projects since 1992. With over three decades of experience across the, &#8220;Educational, Commercial, Residential, Medical, Parks and Leisure sectors.&#8221; As a new client, we strive ensure that they receive the best experience while working with our company. Strong client relationships are in for 2026!</p>
<p>Our project manager, Shaun Walker, is also working on this project alongside The Old Dairy. We have the opportunity to work on both the buildings. However, a small sample of our installations include;</p>

<li>New air conditioning equipment. Serving the east and west theatre block, facilitating heating and cooling across the building.</li>
<li>Hot and cold-water installation. Including new pipework, fittings etc.</li>

<p>Overall, March has been an incredibly successful month for Bryair. We have managed to keep busy with our project managers. Working on especially important buildings which couldn&#8217;t go unnoticed. These long term and new projects represent the importance we put on our clients satisfaction levels. However, it allows us as a company to carry on doing what we love.</p>

<p>Nonetheless, many of the famous skyscrapers we see that makeup the iconic London landscape has touches of Bryair&#8217;s quality service and expertise.</p>

<p>&nbsp;</p>
<h4>1. Leadenhall Building</h4>
<p>Architects completed the Leadenhall Building, especially known by the public as the Cheese Grater, in 2014, making it one of London&#8217;s major landmarks. In addition, its architectural significance is highlighted by its angled shape, which is used to safeguard views of St Paul&#8217;s Cathedral and the Palace of Westminster</p>
<p>Bryair, working alongside Loop Interiors in 2015 serviced PETREDEC. Subsequently, Bryair worked with Base Interiors in 2017 completing work for Amlin on the 22nd floor.</p>
<p>PETREDEC was a CAT A and B fit-out and additionally, as an early project for Bryair, it was all the more impressive. Based on the building and its location, Bryair quickly entered the heart of London, working on office spaces soon after its completion in 2014.</p>
<p>After winning the Amlin project, Bryair was able to further showcase its experience from Leadenhall on other CAT A and B fit-outs.</p>
<h4>2. 22 Bishops Gate</h4>
<p>With Gordon Ramsey&#8217;s most recent documentary, featuring the opening of his new restaurant <a href="https://www.gordonramsayrestaurants.com/bread-street-kitchen/bishopsgate/?srsltid=AfmBOoo9oDhEHwg2XtNXSdDRqNEZGT0aEk0zxaCD1FRUKwYK8fzNZTWI">&#8216;Bread Street Kitchen&#8217;</a> at 22 Bishopsgate, we though this would be the perfect time to promote the work Bryair has done in regard to this building.</p>
<p>Notably, in 2023, working alongside Epiphany, Bryair was able to fit mechanical services on the 11th floor of Bishopsgate and successfully complete a CAT B. Mechanical services included new units, pipework, ductwork and our standard client training ensuring overall satisfaction.</p>
<p>&nbsp;</p>
<h4>3. Cheil, Crane Building</h4>
<p>Crane Building was Bryair&#8217;s first building in 2015 in which our works were fully on show. This made it an incredibly important building for Bryair. However, we had to show incredible attention to detail and create our services from scratch. This created a huge amount of responsibility considering nothing could be hidden, meaning perfect quality. It also allowed our creativity to come to light with a CAT B fit out, modifications to existing ventilation and new ductwork.</p>
<p>This job led us to new works such as<a href="https://www.theguardian.com/business/2024/feb/22/guitar-maker-gibson-opens-store-off-london-oxford-street"> &#8216;Gibson&#8217;</a> and 33 Charlotte Street, both with on show works, featuring an &#8216;industrial aesthetic&#8217; that on show services provide, wanted by many businesses.</p>
<p>&nbsp;</p>
<h4>4. 20 Fenchurch Street</h4>
<p>20 Fenchurch Street, also know as the Walkie Talkie, was created in 2004. <a href="https://www.vinoly.com/works/20-fenchurch-street/">Rafael Vinoly</a> completed the 32-level building, which reaches 160 meters tall.</p>
<p>Out of this buildings 32 levels, Bryair was responsible for the completion of the 23rd under Map Interiors in 2017. Services included a CAT B fitout, validation, modification of ductwork and pipework, with new grilles and plenums. This project mattered greatly to Bryair, as the building stands as one of London&#8217;s most iconic landmarks and people widely recognise and discuss it.</p>
<p>Bryair is happy to take on such an important project.</p>

<h4>5. Battersea Powerstation</h4>
<p>Within Battersea Powerstation, Bryair was responsible for the mechanical services within the office spaces of &#8216;On Running&#8217; and &#8216;Shark Ninja&#8217;.</p>
<p>For a long while, Battersea was producing 1/5th of London&#8217;s electricity. It even provided electricity to some of the most important buildings on London&#8217;s infamous sky line. <a href="https://batterseapowerstation.co.uk/about/heritage-history/#:~:text=From%20the%201930s%20to%201980s,of%20Parliament%20and%20Buckingham%20Palace">Since 2025</a>, Battersea has expanded its horizons for new entertainment and allowing big brands to move their office spaces here. Bryair contributed to this boost in 2024 with On Running and Shark Ninja.</p>
<p>We carried out a CAT B fit-out project using a design-and-build approach. With new WC&#8217;s, tea point and pipework, Bryair helped facilitate <a href="https://www.on.com/en-gb/explore/stores/london-battersea?srsltid=AfmBOoreVS8wLqdgtLXD_cvqyQEi3ieQHmAh9nsEgtwI5gfH3aVYB1Hj">On Running</a> join 110 other shops in the powerstation, found at Floor G.</p>
<p>SharkNinja showcases Bryair&#8217;s work at 50 <a href="https://batterseapowerstation.co.uk/news/sharkninja-signs-lease-at-50-electric-boulevard/">Electric Boulevard</a>, where the company accommodates 320 employees across two floors to support its $10 billion technology business.</p>
<p>Bryair was responsible for the CAT B build on the 3rd and 4th floor. This work was full of relocations and additions to existing systems along with new services.</p>

<p><a href="https://www.mmoser.com/">MMoser Associates</a> approached Bryair about going international. We appointed our project manager, Shaun Walker, to lead two incredible new projects. Located in Paris and Amsterdam, that lasted over a year.</p>
<p>After<a href="https://www.bbc.co.uk/news/business-20146942"> Disney bought Star Wars in 2012</a>, Disneyland Paris needed more space in its park. This was to create an area dedicated to housing Star Wars&#8217; attractions. This meant moving office blocks out the designated location to new areas.</p>
<p>While this happened a while ago, this has not been spoken about enough on our website, considering what an achievement it was. Bryair got their first job, Unity Brighton, from MMoser Associates before winning the contract at Disney. They chose Bryair as the right fit for this contract. This enabled us to expand internationally and later take on work in Amsterdam with Under Armour.</p>

<h4>Disney Citalys</h4>
<p>Before beginning Disney Citalys, the client gave Bryair the opportunity to validate another building that they were considering for use as the office building. However, with the building not meeting their requirements, Bryair was able to make sure they made the right decision, leading them to ear marking Citalys.</p>
<p><a href="https://bryair.co.uk/disney-citalys-paris/">The Citalys office building</a> was the main part of the work at Disney. This involved a CAT B fitout. Shaun, our project manager, was onsite in Paris for 3 to 4 days at a time in the week. By working this frequently, we ensured that we met the deadline. Allowing us to complete the required work. Bryair was actively involved in both the design and build.</p>

<p>We made client training one of our main priorities. This was by showing our clients how everything worked. It included how to operate their systems efficiently. We explained how the new fan coil unit system and remotes worked, how heating and cooling operated and physically showing them the tea point with its separate parts. While they received a manual telling them how our services work, at Bryair we like to go the extra mile. Our clients satisfaction is a priority to us when completing a job. Even if that means fulfilling their needs years down the line. We want to upkeep our client relationships.</p>

<h4>Under Armour Amsterdam</h4>
<p>With working on international jobs, it prepared our company for future international works. We landed the contract with<a href="https://bryair.co.uk/under-armour-amsterdam/"> Under Armour</a> in Amsterdam so soon after working at Disney. It is representative to other companies that Bryair is able to work in environments away from London.</p>
<p>Shaun was our project manager for Under Amour. We completed these extremely unique projects during Covid. He had to follow a strict curfew and remain in his hotel during specific hours. Due to this we can confidently say that this situation cannot be replicated. Bryair faced the challenge of a pandemic and working in a different country at the same time. However, they successfully completed every job.</p>
<p>&nbsp;</p>
<p>In retrospect, working on Disneyland Paris and Under Armour in Amsterdam was a massive step for Bryair&#8217;s success. It not only shows their capability outside their comfort zone, but also their ability to work under high pressure and adapt their working style to the situation of the time. Bryair can be relied on no matter where in the world they are.</p>

<h4>The History of Tower 42:</h4>
<p><a href="https://www.tower42.com/">Tower 42</a>, originally called the NatWest Tower was London&#8217;s first skyscraper. Tower 42 stands prominently in the heart of London, visible to all. It was completed in the 1980s by Richard Seifert and was listed as the UK&#8217;s tallest building until 1990. However, after the bombing in 1993, the NatWest Tower refurbished and was sold by NatWest in 1997. The skyscraper later became known as Tower 42.</p>

<h4>What This Means For Bryair</h4>
<p>With Tower 42&#8217;s extensive history and back story, this is a big deal and massive achievement for Bryair, especially similar to The Royal Albert Hall with its historical roots. Both a privilege to work at. This is significant, not just because it re-establishes Bryair in the centre of London, but our clients trust us to deliver on a project as high profile as these ones.</p>
<p>Bryair appear to main consistent performance throughout the winter months in 2025 to 2026. This is undoubtedly a huge progression throughout our team. Our extremely hard work and drive for success has kept Bryair on our clients radars. We have come a long way from our starting point.</p>

<h4>The Work Bryair Is Doing On Tower 42</h4>
<p>Our company received the green light to start working on this project from the end of December after Bryair wins a new contract. Since then, our project manager, Scott Newstead, has been working on-site on a daily basis. This ensures our work runs smoothly and dove-tails flawlessly off of others.</p>
<p>While working on level 35, Bryair will be participating in extensive work, including a full mechanical installation ran by Scott. It should be noted that the floor received a full strip out showing how Bryair started this job from a blank slate.</p>
<p>Because we like to give our readers an insight into the work that goes on behind the scenes, here is a small list of the work Bryair is doing in Tower 42 in the upcoming months:</p>

Every successful company has to start somewhere so, this is our story.</p>

<p>At 22 years old, our director James came to England as an electrician by trade and desperate to make a name for himself.</p>
<p>Determined to succeed, James joined an employment agency, eager to work and earn a wage. However, the only work available was a labouring position for an air conditioning company, PMC. The variety of jobs James did in the early days are a testament to his drive for success. Say yes to every opportunity offered to you.</p>
<p>Jeremy, the director of Focus Environmental, saw the potential in James and eventually took him on to his mechanical company.</p>
<p>During his time at Focus Environmental, James swiftly moved up the ranks to project manager, and eventually moved to Focus Airside. The company specifically selected James to carry on his work there as a contracts director. Furthermore, James&#8217; perseverance was apparent to Jeremy and those around him. They saw the benefit of giving him a chance.</p>
<p>Focus Airside&#8217;s workforce remained a tight nit group at the beginning. Due to this methodology, it worked successfully for starting up the company at the time. This controlled growth would soon be used during the start up of Bryair.</p>
<p>Eventually, James was in control of organisation and work at Focus Airside. Dan, our current project manager at Bryair, joined Focus Airside in the January of 2013, particularly under the recommendation of James. This was a huge risk for Dan to take because he was trading comfort for potential success.</p>
<p>&nbsp;</p>
<h4>The start of Bryair and how to maintain your company</h4>
<p>&nbsp;</p>
<p>Unfortunately, Jeremy became ill and passed away, leading to Focus Airside closing. James created Bryair Mechanical Limited, in July 2013 at only 36 years old.</p>
<p><em>&#8216;We have three months, let&#8217;s make it work&#8217;</em>, James said at the start of Bryair&#8217;s creation.</p>
<p>James wanted Bryair to maintain controlled growth at the beginning. James, Sherry (our directors) and Dan turned a small bedroom into an office. They registered the business and grew from there. The team did not let disconcerting comments stop them from proceeding. They managed costs and prioritised work coming in. With added responsibility, they worked together to transform Bryair.</p>
<p>Interior Integration, a company that originally worked with Focus Airside entrusted Bryair to complete their first job. With their effective management at Boston House, Bryair was able to keep their business afloat.</p>
<p>It was <a href="https://baseinteriors.com/">Base Interiors</a> who properly kick started them into the industry in 2014. Sometimes it is who you know, alongside what you know. It can really take you that extra mile. Never cut your ties. Keep your connections.</p>
<p>James kept growth controlled. When the company started soaring, they began to employ one person every year.</p>

<p>Bryair has taken the mechanical world in their stride and haven&#8217;t looked back since. They continue to develop new solutions and secure new contracts. They are all built from the solid foundation stemming from the origins that shaped the company.</p>

<p>Following our project manager, Shaun Walker, we were able to tour the Royal Albert Hall. This is a contract which began in October. This tour included the basement space where all our services are located and the main hall. This is where the Royal Variety Show was taking place during our visit – what a privilege!</p>
<p>Our project managers at Bryair dedicate much of their time on contracts like these. As of now Shaun is at the Royal Albert Hall three to four times a week. He ensures that the work runs smoothly and that our client remains satisfied.</p>

<p><a href="https://www.royalalberthall.com/about-the-hall/building-and-history/our-history/why-was-the-royal-albert-hall-built">Queen Victoria opened the hall in 1871,</a> and they later renamed it in honour of Prince Albert’s memory. He died before its grand opening.</p>
<p>The designers were inspired by ‘ruined Roman Amphitheatres’ when constructing it to accommodate 30,000. They later reduced the capacity to 5,000 for financial reasons.</p>
<p>Due to its deeply historical roots, Bryair is fortunate to be working on this project. Our company is working on a small area of the hall when considering the grand scheme of the building. We must carry out this procedure to protect the building from needless destruction because of its fragility. This would be an issue considering its consistent use for concerts and events.</p>
<p>The works are concentrated to a small area and there is so much changing from the original drawings. Our project manager has to be there frequently to answer relevant questions and create solutions</p>

<h4>Creating solutions</h4>

<p>With working in such a small area, as you can imagine, obstacles come up affecting the harmonious nature of our mechanical services. As a high-quality service company, it is Bryair’s job to work collaboratively to find a solution and continue the fluidity of the work force.</p>
<p>The Female WC is located in the basement, where the space is small and the ceilings are low. Installing shower trays became an issue for the structural engineer, realising the tightness and lack of comfortability the showers would be when in use.</p>
<p>They also worried about the thickness of the slab in a similar location while drilling into the floor, wanting to preserve the building’s structural integrity.</p>
<p>With such a small area to work with, Bryair had to adapt the way they worked and deviate from the original plan in order to keep the buildings integrity while providing the client with what they needed.</p>
<p>They were able to channel out screed, revealing the space above the concrete beam where the shower trap could be installed. Bryair puts so much consideration into their contracts and allows themselves to be flexible when required, even in intense working environments.</p>
<h4>The male WC&#8217;s</h4>

<p>A large quantity of equipment is being installed into every space. With so much constriction, working out how to install it all becomes a top priority. Within the space, the team has been co-ordinating and dovetailing off one another. It ensures everyone can fit inside the space and work as a team to help each other.</p>
<p>In the male toilets, the height of one drain from one room to another was off. It was found there was an issue with drainage due to the new configuration. Bryair need to find a solution to guarantee everything runs smoothly and pipes can connect. Our project manager has been attending several meetings to solve this.</p>
<p>After consideration, the team has decided to have the pipes surface mounted, where the pipes will be on show.</p>
<p>It’s apparent that everyone working on this contract pre-plans, programs and co-operates, brainstorming solutions together. It is representative of the relationship between Bryair and our clients, knowing they can rely on us.</p>

<p>When hurdles need to be jumped over, Bryair creates solutions. The tour of the Royal Albert Hall has proved to me how Bryair can command a small space and ensure our client receives the perfect fitting. There is nothing that cannot be solved by us. We don’t have problems, only solutions with positive outcomes.</p>
