While neither answer is wrong, they both have pros to weigh up your final choice, working more efficiently in different environments.

Water-Based (4-pipe/2-pipe)

So what is a water-based system? A 4-pipe system uses two circuits. They use separate piping for heating and cooling attached to a chiller and boiler. They produce hot and chilled water efficiently passing it through the building, until the water reaches the FCUs or AHUs. Fan then blow air across heat exchangers containing either hot or cold water. 2-pipe systems work similarly but only using CHW (chilled water).

Starting off strong, water-based systems have significant longevity. If properly maintained, as they will be at Bryair, these systems can qualify for exemption from strict F-Gas regulations. It would eliminate the risk of refrigerant leaks within occupied spaces due to being located in the central plant. Overall this makes our 4 and 2-pipe systems generally safer.

When limited outdoor space prevents installing condensers, water-based systems can provide the ideal solution. The systems chillers and boilers are usually located within the basement space or roof. This means there is no need to worry about where the condensers will be placed externally.

Where work force efficiency is necessary, on the ground level, water-based systems have their advantages. Firstly, proper installation of the fan coil units can ensure quieter operation. Meaning they produce non-intrusive background noise.

They also have the ability to manage humidity levels. Chilled water increases latent heat intake, a type of ‘hidden’ energy, which helps allow comfortable internal conditions. In the long run this will increase the productivity levels of your team. This is a good thing for the way your company runs.

Refrigerant Based (AC)

What is a refrigerant system? We refer to a refrigerant system, which exists as gas or liquid, as air conditioning (AC). This can come in many forms; ducted, wall mounted or cassette. It takes external air and converts it into either hot or cold air when combined with the AC. You will commonly find it in R32 or R410A.

It has many advantages including the boost in sustainable efficiency. In this case, the system moves heat instead of generating it, which reduces energy use by 30% to 50%. This result appears to be the case as it is room specific, meaning it doesn’t affect the rest of the building. It also lies in the fact that it doesn’t affect the rest of the building – it allows for individual control and built in redundancy.

Water-based systems suit installations where there is no room for an outdoor unit, while refrigerant systems suit buildings where a chiller is not feasible. There is more space to work with.

Due to individual control, refrigerant systems provide faster reaction times, where someone may turn on the system, it’s instantaneous reaction time provides quicker heating or cooling to the room.

Ultimately, we see that refrigerant systems cost less than water-based systems because DX systems have a simpler design and require less complex installation.

When is it good to use these systems?

4-pipe/2-pipe:

• Large buildings
• Facilities with continuous or heavy cooling loads
• Applications requiring centralised cooling
• Quiet areas
• Areas with limited outside space

Refrigerant AC:

• Offices, retail spaces and smaller facilities
• Spaces needing precise, localised temperature control
• Limited installation space

Final Remarks

Largely, both water-based on refrigerant systems bring clear advantages but it ultimately comes down to what your building space requires. Water-based systems offer strong, long-term solutions, offering safety, quiet operation and reliability. We can observe this in larger buildings or areas where outdoor space is limited. In contrast, refrigerant systems offer a cheaper and flexible approach, making them ideal for smaller or more adaptable spaces, which can be the deciding factor for many projects.

Ultimately, there is no one-size-fits-all approach. It is mainly choosing the right system for the right environment. You can ensure you select a unit that performs well in the way your building operates

The end of 2025 and thus far into 2026 has marked the continuation of an old client relationship with M Moser Associates. Stated in previous articles, they were the company who moved Bryair onto larger ventures in Europe, completing works in Disneyland Paris and Amsterdam.

Now, we have received tendering documentation from them regarding offices in London Wall – Cleary. The 13th, 14th and 15th floor works as a continuation of works from previous floors since winning floor 12. We designed the phasing programme to ensure catering operations continue, which is critical for the fast-paced working nature of law.

The Office and Cleary’s History/Importance

M Moser Associates started their client relationship with Cleary Gottlieb, an international law firm in 2023. They created their office spaces for them. While they station their main office in San Francisco, they operate in their England office located at London Wall.

They established themselves in the UK in 1971 and by 1997 they began practising English law, with approximately 100 lawyers either from the US or are English qualified. For more than 70 years they have occupied the top 5 floors of the 16-storey tower. We have had the privilege to complete works in four of them; the 12th and now the 13th, 14th and 15th.

Our Specific Works

Our company have had previous ties to M Moser Associates – an architectural company who, “design and build human-centric workplace environments”. They know our capability to work in a mechanical service space with new or challenging environments. This was following our experience working with them internationally, something we, as a company, had never done before.

This is why we have the opportunity to not complete one but four of their floors. They gave us the package deal with the 13th, 14th and 15th floors as small works, which we have not yet completed. Continuation works have required us to keep up the hard work and quality services, to move seamlessly between floors, while not interrupting work flow.

This floor and others have required;

Overall, these ongoing works at London Wall represent both a continuation and strengthening of our relationship with M Moser Associates while working at Cleary Gottlieb. Building on the success of previous floors, this phased approach across floors 12 to 15 highlight our ability to deliver consistent mechanical services within a live, high functioning environment.

We must maintain operations while progressing the works, which reflects the trust they place in our capability. As these works continue, they further reinforce our position in delivering quality, adaptable solutions across commercial spaces.

Tendering

After receiving valuable feedback that our quotes weren’t broken down enough, our estimator, Tom Sharpe, created a new excel system for us. This creates the opportunity to break down our costs, representing our thoughts and showing our summaries behind a job.

Being adaptable in this way will be good for our clients in the long run. It helps them understand our costs more and will more likely choose to work with us.

Over the years, our way of estimating has changed drastically; to help with simplifying and removing time constraints for us, ensuring we have touched every basis.

As stated in previous articles, estimating can be very time consuming. Removing this hurdle will do wonders for Bryair.

Maintenance

At Bryair, we like to keep our clients regularly satisfied. Whether this is during our on-site work with high-quality service or checking up on past jobs and clients for maintenance checks.

Maintenance represents a new sector of Bryair’s workforce, starting recently. We use it to prevent the degradation of systems. It shows how we are always on top of our services and clients can rely on us.

While it is important to provide a high-quality service when on-site, it matters just as much to be there for our clients if there are any problems.

Social media has proved to have had a huge influence on deciding the new trends and what companies get exposure in recent years. As a company, we felt it was important to join the social media and blog band wagon.

Bryair has dipped its toes into the LinkedIn and TikTok world, with new videos that introduce our team and show the work we do on a regular basis. With this behind-the-scenes exclusive, we are seeing a more diverse audience, young and older. Due to this we are able to connect with different companies through these sites.

Our website is a version of this. In detail, we can describe the jobs we are working on, our values, morals in M&E services, the way we work and the hard-work being every job. It is a nice addition to our formal site.

As a company existing in the mechanical services and public health sector, it is essential that we prioritise sustainability.

Our sector’s services remain one of the largest consumers of energy. In fact, in commercial buildings, we contribute to 40% of the total energy consumption. This high usage is mainly due to our HVAC systems – heating, ventilation and air conditioning.

MVHR – Heat Recovery

For various reasons, our company likes to push their clients to using this system for ventilation.

Without a MVHR for heat recovery, warm indoor air will eventually go stale. Most people will open a window and fresh outdoor air will come in. In this situation without the MVHR, you are losing potential energy.

With an MVHR, the system first extracts air from inside while drawing in fresh cold air from the outside, or vice versa. Then, the air passes through the MVHR, ultimately heating or cooling it. In this way, we recycle the energy.

The filtered air that comes from the MVHR not only reduces pollutants, allergens and CO2 build-up, but also helps improve well-being and productivity within your office space and working environment. As a result, it’s a win-win for both us and you!

VRF Systems

Variable Refrigerant Flow (VRF) systems are optimal for sustainability purposes. They are able to heat or cool specific areas within a building. This means that we can avoid needing to activate an entire system. Everything is controlled from the BMS.

Therefore, VRF are able to reuse energy internally instead. VRF’s can heat one room and use the subsequently extracted cold air to cool another room.

This reduces energy consumption and cuts down heating demand. VRF’s have a lower carbon footprint and use less energy making them more efficient.

PIR’s

In mechanical service fit outs, we use PIRs (Passive Infrared sensors). They efficiently detect heat and movement.

In our companies case, they are useful for sustainable lighting, HVAC and water control. PIRs activate when they detect movement (someone walking into a room) and turn off after a period with no detection (when someone has left the room).

This prevents unnecessary energy use. With systems turning on and off automatically.

Final remarks

As a result, companies like ours focus on sustainability install scores. This includes installation quality & commissioning, energy efficiency performance with BREEAM, water efficiency and more. Our sector factors in how well services have been installed and its efficiency.

At Bryair Mechanical, 2026 has started off with a bang. Since January, everyone has been busy managing projects and estimating for potential upcoming jobs. At the moment we have three notable projects, among others, going on in March. These are either as a new project with new clients or an expansion from previous works.

The Old Dairy

The Old Dairy is otherwise known as Vice Media’s ‘stomping ground’. It was a building our director did mechanical services for as a project manager. This was back when he was working at Focus Airside. Now, Bryair has returned to The Old Dairy. This is under Shaun Walker as a project manager and our new client, Quarter Back.

This is a huge job including works to the ground, first, second and third floor. Various strip outs and new mechanical installations to suit the new layout can be found across the floor. It is representative of how impressive our previous design and install was. It allows other companies to trust in our good work. Furthermore, we strive to give a good impression to new and existing clients.

We have been given the space to flourish within these big and bright offices.

Breakspear Park

Lead by our project manager, Daniel Bryers, alongside one of our long term clients, Epiphany. Bryair has been able to work on Breakspear Park’s (BSP) premier office campus at Hemel Hampstead.

Our team previously worked on suites E&F located within this building. We had the chance to prove our commitment to a project and showcase our quality services. Then we were able to move our workforce to suites 3a and 3b. With time we are seeing expansion to further suites.

We were able to strip out and install new on show parts. It emphasises the need to pay attention to detail when installing our mechanical services. Nothing can be hidden, stressing perfection. Suites 3a and 3b underwent subsequent mechanical service additions and public health.

What makes this job additionally notable is Anthony Joshua’s involvement in the building. For £30 million Anthony Joshua acquired BSP to ‘grow his property investment portfolio’, this boosts Breakspear Park’s importance as a building, therefore making our work there a priority. Within BSP you will find a ‘150-cover restaurant, new fitness studio and coffee shop’. Representing the sheer size of the building.

Teikyo School

Teikyo School is a Japanese international school located in Wexham. It educates 59 students between 15-18 years old. Founded in 1989. Teikyo School is unique, with a set for Hagrid’s hut in Harry Potter. It makes this job important for our company. This is due to having not experiencing an opportunity like this one regularly.

CityAxis has been delivering excellent projects since 1992. With over three decades of experience across the, “Educational, Commercial, Residential, Medical, Parks and Leisure sectors.” As a new client, we strive ensure that they receive the best experience while working with our company. Strong client relationships are in for 2026!

Our project manager, Shaun Walker, is also working on this project alongside The Old Dairy. We have the opportunity to work on both the buildings. However, a small sample of our installations include;

• New air conditioning equipment. Serving the east and west theatre block, facilitating heating and cooling across the building.
• Hot and cold-water installation. Including new pipework, fittings etc.

Overall, March has been an incredibly successful month for Bryair. We have managed to keep busy with our project managers. Working on especially important buildings which couldn’t go unnoticed. These long term and new projects represent the importance we put on our clients satisfaction levels. However, it allows us as a company to carry on doing what we love.

1. Leadenhall Building

Architects completed the Leadenhall Building, especially known by the public as the Cheese Grater, in 2014, making it one of London’s major landmarks. In addition, its architectural significance is highlighted by its angled shape, which is used to safeguard views of St Paul’s Cathedral and the Palace of Westminster

Bryair, working alongside Loop Interiors in 2015 serviced PETREDEC. Subsequently, Bryair worked with Base Interiors in 2017 completing work for Amlin on the 22nd floor.

PETREDEC was a CAT A and B fit-out and additionally, as an early project for Bryair, it was all the more impressive. Based on the building and its location, Bryair quickly entered the heart of London, working on office spaces soon after its completion in 2014.

After winning the Amlin project, Bryair was able to further showcase its experience from Leadenhall on other CAT A and B fit-outs.

2. 22 Bishops Gate

With Gordon Ramsey’s most recent documentary, featuring the opening of his new restaurant ‘Bread Street Kitchen’ at 22 Bishopsgate, we though this would be the perfect time to promote the work Bryair has done in regard to this building.

Notably, in 2023, working alongside Epiphany, Bryair was able to fit mechanical services on the 11th floor of Bishopsgate and successfully complete a CAT B. Mechanical services included new units, pipework, ductwork and our standard client training ensuring overall satisfaction.

3. Cheil, Crane Building

Crane Building was Bryair’s first building in 2015 in which our works were fully on show. This made it an incredibly important building for Bryair. However, we had to show incredible attention to detail and create our services from scratch. This created a huge amount of responsibility considering nothing could be hidden, meaning perfect quality. It also allowed our creativity to come to light with a CAT B fit out, modifications to existing ventilation and new ductwork.

This job led us to new works such as ‘Gibson’ and 33 Charlotte Street, both with on show works, featuring an ‘industrial aesthetic’ that on show services provide, wanted by many businesses.

4. 20 Fenchurch Street

20 Fenchurch Street, also know as the Walkie Talkie, was created in 2004. Rafael Vinoly completed the 32-level building, which reaches 160 meters tall.

Out of this buildings 32 levels, Bryair was responsible for the completion of the 23rd under Map Interiors in 2017. Services included a CAT B fitout, validation, modification of ductwork and pipework, with new grilles and plenums. This project mattered greatly to Bryair, as the building stands as one of London’s most iconic landmarks and people widely recognise and discuss it.

Bryair is happy to take on such an important project.

5. Battersea Powerstation

Within Battersea Powerstation, Bryair was responsible for the mechanical services within the office spaces of ‘On Running’ and ‘Shark Ninja’.

For a long while, Battersea was producing 1/5th of London’s electricity. It even provided electricity to some of the most important buildings on London’s infamous sky line. Since 2025, Battersea has expanded its horizons for new entertainment and allowing big brands to move their office spaces here. Bryair contributed to this boost in 2024 with On Running and Shark Ninja.

We carried out a CAT B fit-out project using a design-and-build approach. With new WC’s, tea point and pipework, Bryair helped facilitate On Running join 110 other shops in the powerstation, found at Floor G.

SharkNinja showcases Bryair’s work at 50 Electric Boulevard, where the company accommodates 320 employees across two floors to support its $10 billion technology business.

Bryair was responsible for the CAT B build on the 3rd and 4th floor. This work was full of relocations and additions to existing systems along with new services.

Bryair helped with plumbing services for their exciting new beauty bar, which is;

“…dedicated primarily to showrooms and client interactions, featuring flexible demonstration spaces while retailers can experience products first-hand.” Says our clients at Peldon Rose, who we received our work from.

Bryair’s hard work and determination has allowed us to even have the opportunity to rank our top 5 London buildings. These have shaped us into the company we are today, with new experiences and chances.

MMoser Associates approached Bryair about going international. We appointed our project manager, Shaun Walker, to lead two incredible new projects. Located in Paris and Amsterdam, that lasted over a year.

After Disney bought Star Wars in 2012, Disneyland Paris needed more space in its park. This was to create an area dedicated to housing Star Wars’ attractions. This meant moving office blocks out the designated location to new areas.

While this happened a while ago, this has not been spoken about enough on our website, considering what an achievement it was. Bryair got their first job, Unity Brighton, from MMoser Associates before winning the contract at Disney. They chose Bryair as the right fit for this contract. This enabled us to expand internationally and later take on work in Amsterdam with Under Armour.

Disney Citalys

Before beginning Disney Citalys, the client gave Bryair the opportunity to validate another building that they were considering for use as the office building. However, with the building not meeting their requirements, Bryair was able to make sure they made the right decision, leading them to ear marking Citalys.

The Citalys office building was the main part of the work at Disney. This involved a CAT B fitout. Shaun, our project manager, was onsite in Paris for 3 to 4 days at a time in the week. By working this frequently, we ensured that we met the deadline. Allowing us to complete the required work. Bryair was actively involved in both the design and build.

We made client training one of our main priorities. This was by showing our clients how everything worked. It included how to operate their systems efficiently. We explained how the new fan coil unit system and remotes worked, how heating and cooling operated and physically showing them the tea point with its separate parts. While they received a manual telling them how our services work, at Bryair we like to go the extra mile. Our clients satisfaction is a priority to us when completing a job. Even if that means fulfilling their needs years down the line. We want to upkeep our client relationships.

Under Armour Amsterdam

With working on international jobs, it prepared our company for future international works. We landed the contract with Under Armour in Amsterdam so soon after working at Disney. It is representative to other companies that Bryair is able to work in environments away from London.

Shaun was our project manager for Under Amour. We completed these extremely unique projects during Covid. He had to follow a strict curfew and remain in his hotel during specific hours. Due to this we can confidently say that this situation cannot be replicated. Bryair faced the challenge of a pandemic and working in a different country at the same time. However, they successfully completed every job.

In retrospect, working on Disneyland Paris and Under Armour in Amsterdam was a massive step for Bryair’s success. It not only shows their capability outside their comfort zone, but also their ability to work under high pressure and adapt their working style to the situation of the time. Bryair can be relied on no matter where in the world they are.

In mid-December, after a successful pre-contractual process, Bryair wins a new contract, Tower 42, with Box3 Projects.

Bryair began working and communicating with Box3 in August due to winning a previous contract. This started the flourishing of a new client relationship which has helped us grow with them since.

Winning Tower 42 is representative of how Box3 feels, entrusting Bryair with a premium job while keeping us in the loop for potential upcoming jobs. Our high-quality services on our jobs give Bryair a chance to prove they will produce a good service. The History of Tower 42:

Tower 42, originally called the NatWest Tower was London’s first skyscraper. Tower 42 stands prominently in the heart of London, visible to all. It was completed in the 1980s by Richard Seifert and was listed as the UK’s tallest building until 1990. However, after the bombing in 1993, the NatWest Tower refurbished and was sold by NatWest in 1997. The skyscraper later became known as Tower 42.

What This Means For Bryair

With Tower 42’s extensive history and back story, this is a big deal and massive achievement for Bryair, especially similar to The Royal Albert Hall with its historical roots. Both a privilege to work at. This is significant, not just because it re-establishes Bryair in the centre of London, but our clients trust us to deliver on a project as high profile as these ones.

Bryair appear to main consistent performance throughout the winter months in 2025 to 2026. This is undoubtedly a huge progression throughout our team. Our extremely hard work and drive for success has kept Bryair on our clients radars. We have come a long way from our starting point.

The Work Bryair Is Doing On Tower 42

Our company received the green light to start working on this project from the end of December after Bryair wins a new contract. Since then, our project manager, Scott Newstead, has been working on-site on a daily basis. This ensures our work runs smoothly and dove-tails flawlessly off of others.

While working on level 35, Bryair will be participating in extensive work, including a full mechanical installation ran by Scott. It should be noted that the floor received a full strip out showing how Bryair started this job from a blank slate.

Controlled organisation over time

Since its creation in 2013, Bryair has made tendering a priority for winning contracts. Overtime the company has perfected the process, ensuring that we have our method to success that we are happy to share.

After tendering for so long, Bryair created templates to write from every time a tender needs to go out. Creating templates shaves off the unnecessary time it would take to create a new one. This means our estimator, Tom Sharpe, can be invested in what is important, communicating with the client and managing expectations. Using past tenders, similar to the job we are quoting is a great way to increase productivity. With amendments to the past quote, we can create a tender which is still efficient for our consumers use.

Under time constraints like this, creating the tender is the last thing you want to have all your focus on. Being able to complete a stage quickly and accurately gives you the chance to persevere elsewhere.

Understanding what your client needs
