
I was given the opportunity to be shown around by Scott Newstead – project manager at Bryair, who has worked on this project since January when validation began. He stated, now that the project is ending, he is here as and when he is needed, whereas when the works first began in March, he was here permanently on site.
The works began firstly to refit the 22nd and 23rd floors from scratch. As works developed, focus moved to the 18th and 19th, supplying upgrades to the floors. Suggested by Scott, as the 22nd and 23rd floor were completed, this allowed RenRe to relocate staff from the 18th and 19th to allow the team to proceed with phased works to these floors. The transition was seamless and efficient, allowing RenRe to trade without disruption.
The 22nd and 23rd Floor

The 22nd floor offers unique aspects from single person booths to board rooms and offices that have newly installed cooling systems with staggering views of St Pauls Cathedral.
The 23rd floor, although similar to the 22nd, offers staff with a wellness room where a masseuse comes in once a week, receiving plumbing services by Bryair, ultimately keeping staff within the office space. The plumbing has additionally served a new tea point drop off, ensuring employees have anything they could ever want within the walls of their working environment.
Other works on these floors include, but aren’t limited to;
- Isolation and disconnection of secondary ductwork from existing FCU’s and of CHW pipework to 48 FCU’s being replaced on both floors.
- Acoustically lined discharge plenums and drip trays.
- Supply air and return air plenums for the new loft lobbies.
- New supply and return air valves for WC’s.
- 1st and 2nd fix plumbing services on the 22nd floor for tea point areas, bar / break-out and prep tea point room.
- 1st and 2nd fix plumbing services on the 23rd floor for new tea point areas, wellness room and tea point drop off.
- 2nd fix of all new sanitaryware to the new male, female and cleaners cupboards.
The 18th and 19th Floor
When we visited, the 18th and 19th floor were both areas where work had not yet been completed. It gave us the chance to be immersed in the behind-the-scenes hustle and bustle of installing mechanical features for office spaces. Seeing this first hand is completely unique to seeing it in drawing form at the office or as an already completed workspace.
18th floor – On the 18th floor, James, the director of Bryair, and I were made aware of upcoming works taking place, such as; leak detection linked to a sensing cable, the disconnection of mechanical grilles and plenum boxes from secondary ductwork and the supply and installation of mechanical grilles and plenum boxes from secondary ductwork and the supply and installation of new secondary ductwork to units suiting the proposed layout. We were then shown a new tea point area; tea point drop off and coffee station with 1st and 2nd fix plumbing services.
19th floor – On the 19th floor, works include the relocation of two wall controllers showing FCU locations on the floor, 1st and 2nd fix plumbing services supplying a new tea point area with water and point of use water heater, new toilets and basins where the bathrooms are marked up and ready to be cut out and heat meters.
These lists are only a small part of what is going to be completed to the 18th and 19th floors.
The RenRe site visit will show to anyone how hard work and determination is valued at Bryair Mechanical, shown through the 22nd and 23rd completed floors. Moving through the building to the 18th and 19th floor, these floors are representative of the dedication our team puts in behind the scenes.
