Vice Media building - The Old Dairy

At Bryair Mechanical, 2026 has started off with a bang. Since January, everyone has been busy managing projects and estimating for potential upcoming jobs. At the moment we have three notable projects, among others, going on in March. These are either as a new project with new clients or an expansion from previous works.

The Old Dairy

The Old Dairy is otherwise known as Vice Media’s ‘stomping ground’. It was a building our director did mechanical services for as a project manager. This was back when he was working at Focus Airside. Now, Bryair has returned to The Old Dairy. This is under Shaun Walker as a project manager and our new client, Quarter Back.

This is a huge job including works to the ground, first, second and third floor. Various strip outs and new mechanical installations to suit the new layout can be found across the floor. It is representative of how impressive our previous design and install was. It allows other companies to trust in our good work. Furthermore, we strive to give a good impression to new and existing clients.

We have been given the space to flourish within these big and bright offices.

Breakspear Park

Lead by our project manager, Daniel Bryers, alongside one of our long term clients, Epiphany. Bryair has been able to work on Breakspear Park’s (BSP) premier office campus at Hemel Hampstead.

Our team previously worked on suites E&F located within this building. We had the chance to prove our commitment to a project and showcase our quality services. Then we were able to move our workforce to suites 3a and 3b. With time we are seeing expansion to further suites.

We were able to strip out and install new on show parts. It emphasises the need to pay attention to detail when installing our mechanical services. Nothing can be hidden, stressing perfection. Suites 3a and 3b underwent subsequent mechanical service additions and public health.

What makes this job additionally notable is Anthony Joshua’s involvement in the building. For £30 million Anthony Joshua acquired BSP to ‘grow his property investment portfolio’, this boosts Breakspear Park’s importance as a building, therefore making our work there a priority. Within BSP you will find a ‘150-cover restaurant, new fitness studio and coffee shop’. Representing the sheer size of the building.

Teikyo School

Teikyo School is a Japanese international school located in Wexham. It educates 59 students between 15-18 years old. Founded in 1989. Teikyo School is unique, with a set for Hagrid’s hut in Harry Potter. It makes this job important for our company. This is due to having not experiencing an opportunity like this one regularly.

CityAxis has been delivering excellent projects since 1992. With over three decades of experience across the, “Educational, Commercial, Residential, Medical, Parks and Leisure sectors.” As a new client, we strive ensure that they receive the best experience while working with our company. Strong client relationships are in for 2026!

Our project manager, Shaun Walker, is also working on this project alongside The Old Dairy. We have the opportunity to work on both the buildings, otherwise described as the East and West theatres at Teikyo school. However, a small sample of our installations include;

  • New air conditioning equipment. Serving the east and west theatre block, facilitating heating and cooling across the building.
  • Hot and cold-water installation. Including new pipework, fittings etc.

 

Overall, March has been an incredibly successful month for Bryair. We have managed to keep busy with our project managers. Working on especially important buildings which couldn’t go unnoticed. These long term and new projects represent the importance we put on our clients satisfaction levels. However, it allows us as a company to carry on doing what we love.
